Caeloria provides residential property rental consultancy services in Kuala Lumpur, Malaysia. Our services are advisory and facilitative in nature. We act as an intermediary between clients and landlords; we do not own, manage, or let properties directly.

Our services are available to residents of, and those relocating to, Malaysia. We do not provide services in jurisdictions where doing so would be unlawful.

4. Engagement and Fee Terms

4.1 Service Commencement

An engagement commences when you confirm your instruction to Caeloria in writing and the applicable service fee has been discussed and agreed. A service summary will be provided before fees are payable.

4.2 Fees

Fees are quoted in Malaysian Ringgit (RM) and are exclusive of any applicable taxes unless otherwise stated. The indicative fees listed on our website represent starting points; the final fee for your engagement will be confirmed in writing prior to commencement.

4.3 Payment

Payment methods and schedules are agreed at the start of each engagement. Fees cover Caeloria's consultancy work and do not include rental costs, security deposits, utility charges, or any third-party fees.

4.4 Refunds

Given the nature of consultancy services, fees are generally non-refundable once work has commenced. If Caeloria is unable to deliver a shortlist meeting the agreed criteria, we will work with you to refine the brief. Any fee adjustment will be agreed in writing.

5. User Responsibilities

You agree to provide accurate and complete information when engaging our Services. Misleading or incomplete information may affect the quality of our recommendations and does not entitle you to a refund.

You agree not to use our Website for any unlawful purpose, to attempt to gain unauthorised access to any part of our systems, or to engage in conduct that is harmful or disruptive to others.

6. Intellectual Property

All content on the Caeloria website — including text, design, and presentation — is owned by or licensed to Caeloria. You may view and use the content for personal, non-commercial purposes only. Reproduction, redistribution, or use for commercial purposes requires our prior written consent.

7. Disclaimers

Caeloria's recommendations are based on our professional assessment and the information available at the time. We do not warrant that any particular property will remain available, that landlord representations are accurate in all respects, or that a property will meet your expectations in all regards.

Our services are provided on a reasonable endeavours basis. We cannot warrant specific outcomes, timelines, or rental terms.

8. Limitation of Liability

To the fullest extent permitted by Malaysian law, Caeloria's liability to you arising from these Terms or the provision of Services shall not exceed the fees actually paid by you for the relevant service engagement.

We are not liable for: indirect, consequential, or special losses; loss of business or anticipated savings; or losses arising from circumstances beyond our reasonable control.

9. Indemnification

You agree to indemnify Caeloria against any claims, damages, or costs arising from your breach of these Terms or your unlawful use of our Services or Website.

10. Termination

Either party may terminate an engagement by written notice. If you terminate after work has commenced, fees for work completed to that point remain payable. Caeloria may terminate an engagement where you have provided materially inaccurate information or where continued engagement would be inappropriate.

11. Governing Law and Disputes

These Terms are governed by the laws of Malaysia. Any dispute arising under or in connection with these Terms shall first be referred to good-faith discussion. If unresolved within 30 days, disputes shall be subject to the jurisdiction of the courts of Kuala Lumpur, Malaysia.

12. General

Entire Agreement: These Terms, together with any engagement summary provided to you, constitute the entire agreement between you and Caeloria with respect to the Services.

Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full force.

Waiver: Failure to enforce any provision does not constitute a waiver of that provision.

Assignment: You may not assign your rights under these Terms without our prior written consent.

13. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by posting a notice on our Website. Continued use of our Services following an update constitutes acceptance of the revised Terms.
